<p>Of all the reasons cited by immigrants for their decision to move from Northern Europe to Spain (better weather, more relaxed lifestyle, improved healthcare), few have seriously considered the difference in crime rates. Yet now, with the UK’s serious crime statistics showing a marked annual increase, this aspect is starting to be discussed.</p>

<p><a href="http://www.altavistaspain.com/" ><img style="background-image: none; border-right-width: 0px; margin: 0px 10px 0px 0px; padding-left: 0px; padding-right: 0px; display: inline; float: left; border-top-width: 0px; border-bottom-width: 0px; border-left-width: 0px; padding-top: 0px" title="Luxury Apartment - Michael Liggan" border="0" alt="Luxury Apartment - Michael Liggan" align="left" src="http://www.altavistaspainproperty.com/blog/wp-content/uploads/2012/02/LuxuryApartment.jpg" width="244" height="164"></a>Anna Nicholas, a contributor to the Expat section of The Daily Telegraph’s website, has been the most recent journalist to highlight the situation: “According to recently published crime statistics issued by the European Commission, one is three times more likely to be burgled in the UK or twice in France than in Spain.”
<p>These same figures also indicate that violent crime reached a record one million cases while, during the same period surveyed by the European Commission, France registered 341,942 incidents, Germany 208,446 and Spain 112,926.
<p>In 2009 the situation in the UK had worsened to the extent that some tabloids were positing that it was on a par with South Africa, one of the world’s most crime-ridden nations and things have deteriorated further in the past couple of years.
<p>While Spain tends to have a rather higher rate of domestic violence than Britain – which probably accounts for its higher rate of manslaughter – the type of gang violence and anti-social behaviour that now sadly seems to be part of life in many of the UK’s big cities is far less prevalent in Spain.
<p>Figures on the NationMaster.com website reveal that Britain has suffered 45 per cent more murders by youths, while drug offences are also far worse in the UK with 183.419 people per 100,000 being convicted compared to just 27.9 per 100,000 in Spain.
<p>Anna Nicholas’s article stated that the advice given to Londoners by the police was to ensure that they keep their home cash-free at all times to foil burglars during break-ins. Nicholas also quoted one professional acquaintance who was so terrified of being confronted with an armed burglar at night that she keeps a carrier bag full of valuables by her bed to use as a bargaining tool.
<p>Given these circumstances, the fact that some new arrivals to Spain are now giving the British crime rate as a reason for emigration is not a great surprise.
<p><strong><em>Michael Liggan</em></strong> of <a href="http://www.altavistaspain.com/" >Altavista Property Spain</a> says, “While Spain, like most other countries, does have its fair share of petty crime, it is certainly true that we don’t experience the same high level of violent crime that seems to be the norm in Britain these days. In some of the larger cities many places are virtually no-go areas, especially after dark yet, in Spain, it’s part of the local culture to go out after dark to meet friends and have a drink or a meal. Moving to Spain can offer a massive improvement in lifestyle and peace of mind.”<br />

<p>Perfect weather conditions saw some good scoring with first place for the ladies going to Alison Jackson on 39 points&nbsp; and Charley Walton with 40 Points winning the men’s category.&nbsp;
<p>Club organiser Lynn Fisher won a nearest to the pin prize and said All the players had enjoyed a wonderful day day at La Cala Resort which had been a resounding success for everyone who took part.&nbsp;
<p>Over the past 20 years, La Cala Resort has developed into the biggest golf and leisure destination in Spain with 3&#215;18 hole courses, a luxury hotel &amp; spa plus a David Leadbetter Academy. The resort is ideally located in the heart of the Costa del Sol between Marbella and Mijas and only 30 minutes from Malaga Airport.&nbsp;

<p>With unemployment at record levels and property price falls accelerating in many areas, good news from Spain is thin on the ground.
<p>Much has been made of Spain’s property glut but it seems that in the Costa del Sol at least, falling prices are beginning to clear the market.</p>

<p>According to the Association of Builders and Developers of Malaga (ACP) 10,000 new homes were sold in Malaga province in 2011 which is nearly half the 25,000 new homes on the market at the start of last year.
<p>Could this be the start of shortage of property in established holiday home areas?
<p>Ironically the answer is probably yes, although it may take some time.&nbsp;&nbsp;
<p>Holiday home markets were hit fast and hardest by the crisis but since then international demand has proved more robust than demand from the domestic market.
<p>Sales volumes are still significantly lower than their peak levels but new supply is likely to be subdued for a long period.&nbsp; Property markets work in long time lags and construction levels could take at least five years to return to “normal”.
<p>In established destinations such a Marbella, where international demand is strong, 2012 could be the last year it’s possible to pick up real lifestyle bargains.

He had just watched England&#8217;s supposedly world-class players not just being out-passed and out-classed by a young Germany side in one match but staggering through the entire tournament in a zombie-like state, devoid of energy or enthusiasm.
<p>Capello could not help but contrast it to the joy of other nations at World Cups and European Championships. The ultimate example were those victorious Danes in 1992, a team invited to participate only at the last moment after the expulsion of Yugoslavia and who had literally been summoned from the beaches to play.
<p>If England will not go quite that far in the run-up to Euro 2012, Capello will still be trying something similar. Having concluded that the primary reason for English failures at major tournaments is lethargy, both mental and physical, Capello is searching for a psychological trip-switch to free the players from the straitjacket of fear and fatigue that inhibits them.

<p>A recent article published by the <a href="http://www.ft.com/cms/s/2/f21312aa-16a3-11e1-bc1d-00144feabdc0.html#axzz1h9sGOcZn" >Financial Times</a> highlights the fact that confidence is returning to the property market on the <strong>Costa del Sol</strong> – and in particular the evergreen favourite of <strong>Marbella</strong>. </p>

<p>The article says: “The noise of drills and hammers has returned to Marbella as homebuilding begins again after a five-year gap. Figures from Spain’s ministry of development show that nationally prices have fallen 23 per cent since the first half of 2008”.</p>

But there are plenty of existing bargains to be snapped up by canny investors as well. Says <strong>Michael Liggan</strong> of <a href="http://www.altavistaspain.com/exclusive_developments.php" >Altavista Property</a>, “We all know property prices have dropped on the Costa del Sol. Our exclusive developments are between 30 and 50% off. How? Because we negotiate bulk discounts, like any good business would. When we take on multiple properties exclusively, we make sure we can sell them for very low prices. Lower than other non-exclusive agents, and lower than the developer would sell for if approached directly”.</p>
<p>At the Reserva de Sierra Blanca scheme in the north of the town, 36 new apartments are being built. The <a href="http://www.ft.com/cms/s/2/f21312aa-16a3-11e1-bc1d-00144feabdc0.html#axzz1h9sGOcZn" >FT article</a> says: “Prices start at €1.15m for the three-bedroom apartments which are scheduled for completion in 2013. Half have been sold off-plan, with Russians the biggest buyers. Developers are gaining confidence from five infrastructure projects, three of which are under way”.
<p>The first of these is the San Pedro Bypass, which is scheduled for completion in early 2012, and will divert traffic from Marbella city centre, relieving congestion during busy summer months. Secondly, Marbella’s beach promenade, the Paseo Maritimo, is undergoing €10m of upgrades and extensions. Thirdly, Malaga Airport, where a third terminal opened in March 2010, is scheduled to have a second runway completed in the first quarter of 2012.
<p>Other infrastructure schemes include the redevelopment of Marbella’s La Bajadilla marina and fishing port. There are plans to build a €400m marina with 858 moorings, including six for super-yachts, and a 200-metre pier for cruise liners. There will be shops, bars, restaurants and a five-star hotel to line the quayside and at least four blocks of apartments, by 2015. The town hall is an enthusiastic supporter of this project because it believes it will help Marbella compete with rival tourist destinations in other countries.
<p>There are also plans to extend Malaga’s commuter railway from Malaga Airport to Marbella, giving visitors and residents an alternative to travelling by road.

The transport schemes will make it easier for holiday homeowners to access Marbella, while the new marina will draw tourists, providing opportunities to rent out properties.
